In 2017 my real estate broker had a prospective tenant sign a lease using DocuSign.  Once signed the lease was sent to me for my DocuSign signature.  After I signed the lease (now fully executed) I downloaded the lease from DocuSign.

 

I now need to refer to this lease and when I open it in Adobe Acrobat, Acrobat reports “At lease one signature has problems.”  Here is all the information presented to me on Acrobat’s Signature Panel:

 

 

This is a very confusing message.  It does not appear to identify which signature it’s not happy with.  What does this mean?  What happens if a party rejects the document because they think there’s an issue with a signature (as Adobe Acrobat will inform them of this)?

I understand you are getting "At least one signature has problems" message when you open the downloaded PDF using Adobe Acrobat. I sincerely apologize for the inconvenience caused.

 

This message indicates that Adobe/Foxit PDF Reader does not automatically trust the root certificate for Docusign's Platform Seal. To resolve this message, please add the certificate as trusted. Here's a guide: Standards-Based Signatures - At Least One Signature has Problems
