I am BRAND NEW to this. I’ve only used DS for signing things. I have a couple of short term rental properties that I would love to use DS/lease templates for. I don’t understand a couple of things. 

  1. Template is made (by me, not with DS template) with spaces for modifications. I will need to change name, dates, etc. every time I send a new lease out (frequently).  How do I make these changes in the template so that my lease agreement reflects the current lease/tenant information?
  2. If I “tag” blank spaces to be filled out by recipients, don’t I need to be able to view this information before I sign off on it? I would need to be able to do that. 
  3. I would prefer to fill this information out myself (name of tenant and check-in/out dates of agreement. Can I do that within the app?

To reply to your first and third question, there are 2 ways you can accomplish filling out the recipients information:

  1. One would be to add yourself as a recipient and turning on the signing order feature, once you turn it on, you would need to add yourself as the number 1 recipient and the “tenant” as number 2.You can then select “Next” and assign the fields you need to fill in for the tenant to yourself. This will allow you to fill in that information during a signing session without modifying the actual template: Set a Signing Order
  2. You can fill in the needed fields during the preparation screen, without the need to add yourself as a recipient (all fields should be assigned to the tenant) by double clicking the field or by adding the information in the “Add Text” section on the right when clicking on it. If you do not want the recipient to modify that information, you should set the field to “Read-Only”: Add Read Only Fields to a Document

Both options would be after creating an envelope using the template and not on the template directly, which means that you can create a template with all needed fields blank, once you select the “Use” option you can start filling in the information, that would leave the template for future use without the need of going in each time to change that information on the template directly.

To answer your second question, If you need to sign the document after the tenant has signed, you would need to add yourself as the third recipient and assign any needed signature fields to yourself. If you are the admin on the account, I recommend you enable the option “When an envelope is sent, write the initial value of the fields for all recipients”, under Settings > Sending Settings, so that the recipient can view the information you inputted and so that you can view the information they inputted: Fields and Properties
